PropertyGainsTax is an independent reference for capital gains tax on property in 5 countries. Every rate comes from the tax authority itself, is stored with the date it was checked, and is cited on the page it appears on. Where the authority publishes its own calculator, the result here is matched against it before the page goes live.
Who runs this site
PropertyGainsTax is operated by Sravya, based in the United Kingdom. Questions and corrections go to enquiries.csr@gmail.com and are answered personally.
Not a qualified accountant or tax adviser. The site publishes figures taken from the official tax authorities and does not give advice. The site exists because the official rules are accurate but hard to apply, and because most calculators that summarise them return a single number with no working and no source. This one shows every step and names the rule behind it.
Independence
No. PropertyGainsTax is not affiliated with, endorsed by or operated by HM Revenue and Customs, the Internal Revenue Service, the Irish Revenue Commissioners, the Australian Taxation Office, the Canada Revenue Agency, or any government. Material published by those bodies is used under their own terms, including the Open Government Licence version 3.0 for United Kingdom material, and is credited where it is used.
How a calculator is built
Each country starts from its primary source. The current rules go into a dated rate file that records every figure, the page it came from and the date it was read. The calculation engine holds no tax figures at all, so keeping the site current is a data change checked against the official page, never a rewrite of the arithmetic. The result is then tested against the authority's own worked examples, and against its own calculator where one exists. The United Kingdom engine returns 24 per cent above the basic-rate band and returns the same figure as HMRC's own calculator on the case HMRC publishes. Where an authority publishes no example, the rule is checked against its stated method instead, and the fixtures used are named in the test suite so anyone can repeat them. A country is not published until those checks pass.
Editorial policy
- Sourced. Every rate links to the official page it came from. A figure that cannot be verified is not published as fact, and a rule that has been announced but not enacted is labelled as such and not applied.
- Dated. Rates change each year and at budgets. Each page shows when its figures were last reviewed, and the rate update log records every check across every country.
- Independent. Nobody can pay to change a figure, a ranking or the wording of a page. There is no sponsored content, no paid placement and no affiliate link.
- Honest about limits. These are estimates, not advice. Where a case is genuinely uncertain, the page says so and points to the authority that can settle it.
- Corrected quickly. A reported error is checked against the source, fixed, and the review date updated.
Funding
It is not. There is no advertising on this site, no affiliate link, no sponsored content and no paid placement. Nothing here earns money, and nothing asks you for anything. Hosting a static site of this size costs a few pounds a month.
The intention is to carry ordinary display advertising once the site is established enough to qualify for it. If that happens, advertisements will be labelled as such, kept away from the calculators, and named in the privacy policy and the terms of use before the first one appears. No advertiser will ever be able to change a figure, a ranking or the wording of a page, and this paragraph will be rewritten to say exactly what is running rather than left as an intention.
What the site does not do
It does not give tax advice, prepare returns, file anything on your behalf, or tell you what to do. It does not cover companies, trusts and partnerships, or every non-resident position, and the methodology page lists what each country's calculator leaves out. It does not ask you to register, does not collect the figures you enter, and does not sell data, because it never receives any.
Photographs
The country photographs are from Unsplash and are used under the Unsplash License, which permits commercial use without attribution. They are served from this site rather than from a third party, so viewing a page does not send a request anywhere else.
Checking the figures
Every calculator lists its sources at the foot of the page and shows the working above them. The methodology page sets out the order of calculation for each country, and the rate update log shows when each was last verified.
